A room to rent. Uh, well besides the rent being no more than standard fare depending on the state, I'd like it where I could have deductions on overall payments if I helped cook and clean elsewhere. Also, if I had to share it with a roommate, I'd like at least a week notice beforehand and perhaps a little say so (which I doubt will ever happen) on who I share it with. Beyond that, idk really. My apartments were typically shitty until just recently so I don't really have high standards. Practically anything was a step up if you have experience renting in Canarsie or Crown Heights within Brooklyn like I do. East Harlem as well as Uptown can be a real hellhole for renters too.

Is this "offer you can't refuse" something like an offer that is so beneficial for you that you don't want to refuse, or an offer that can threaten your life if you somehow refuse?

If it's the latter, then maybe you perhaps witnessed something happening in the room you're about to rent, and you have to keep it shut if you want to live, and you need to live in that said room you rented so that you can be monitored.

Idk, it sounds like some Stockholm Syndrome plot to me.
